Sq Ft vs Sq m in UAE: How to Read Listings

In the UAE, property area is often advertised in **square feet (sq ft)**. If you’re used to **square metres (sq m)**, here’s the conversion and why it matters.
**Conversion**
- **1 sq m = 10.764 sq ft**
- So: sq ft ÷ 10.764 ≈ sq m
- Example: 750 sq ft ≈ 69.7 sq m
**Why it matters**
- **Price per sq ft vs per sq m** — Listings may show AED per sq ft. To get per sq m, multiply by 10.764 (e.g. 1,500 AED/sq ft ≈ 16,146 AED/sq m).

**What to check**
- In the SPA, area is usually stated in both sq ft and sq m.
- Carpet area (usable) can be less than built-up area; check what the developer or listing refers to.
