Apartment Types in UAE: Studio, 1BR, 2BR and What Matters for Rental

Dubai listings use standard types: **studio**, **1BR**, **2BR** (and so on). Here’s what they mean and why it matters for investors.
**Studio**
- One open space (sleeping + living), often with a kitchenette. Typical size range roughly 300–500 sq ft (28–46 sq m).
- Strong demand from singles and short-term tenants. Often higher yield per sq ft; good liquidity in central areas.
**1BR (one bedroom)**
- One bedroom plus living area and kitchen. Often 500–800 sq ft (46–74 sq m).
- Popular with couples and professionals. Balanced yield and demand in most districts.
**2BR**
- Two bedrooms plus living and kitchen. Often 800–1,200+ sq ft (74–111+ sq m).
- Families and sharers. In family-oriented areas can have stable long-term demand; in central areas also used for STR.
**What matters for rental**
- **Location** — Proximity to metro, offices, and amenities drives demand.
- **Finishing** — Furnished units often rent faster and at a premium for short-term.
- **Building quality** — Affects both rent level and service charge.
